Fingers crossed that the warmer weather is here to stay for awhile! The Oakville real estate market is still hopping! The extremely high number of home sales in April this spring (over 2020) is due to a combination of the extremely active real estate market and last year's first Covid lockdown! Average sale prices have increased 37% over last year and Oakville

house sales were 423% higher than in April 2020.

While Oakville's new listings were down 13% from March, they were up 244% from last year! Inventory remains low due to the vast number of people looking to buy in Oakville right now! It remains a Seller's Market with homes be on the market for an average (DOM) of only 10 days in April and the Months of Inventory (MOI) being a low 0.7.

There continues to be multiple offers on homes, coming in firm (no conditions) and over list price! You'll note the selling price to listing price (Ave SP/LP) is 104% for April. The highest average SP/LP last month was 106% for semi-detached homes.
