The slowing trend continues...
The number of new and active listings in Oakville have increased again in February, reaching the highest we’ve seen since June 2021, but they are still down slightly from February 2021.
Home sales saw a jump with 88% more sales than last month; however, this number is still down -32% from a year ago which would support the slowing trend we have been noting recently.
Homes are being sold very quickly, with 7 Days on Market (DOM) on average, in many cases with multiple offers and over asking price.
February's average selling to listing price was 113%, slightly up from 109% in January and 108% in December. Interestingly, Oakville’s average home price is slightly down -2% from January at $1,768,448 but this figure is up by 21% compared to February 2021.
Low Months of Inventory (MOI) shows that we continue to be in a Seller’s Market, but as always, this is dependant on what type of home and in which neighbourhood you are interested in.
