HOW DID THE REAL ESTATE MARKET LOOK IN November 2021?
As we have been in the pandemic for a couple of years now (I know, none of us thought that would be the case!), let us look at the house market trends and see what a difference a year or month can make!

Number of sales are consistent with both last month and this time last year. Number of new listings coming to market continue to be down (11% from last month & 12% from last year), so Inventory remains low with active numbers being 65% lower than last year and 28% lower than last month.

Low inventory and number of buyers out there are continuing to push the average sale prices up; 6% up from last month and 25% from this time last year. Average sale price in Oakville for November is $1,599,044. Like most towns and cities, Oakville has many different types of homes and neighbourhoods, all varying in their trends of average prices and activities, which is why it is very important to talk to us now if you are planning a move, to get the specifics on the areas that you are thinking of.

Average sale price to listing price is still hovering around the 106% mark, however, the type of home makes a BIG difference.
