CHECK OUT OAKVILLE'S Active Fall Real Estate Market

- Oakville's fall market is seeing an increase in real estate activitiy. Sales were up 14% since August, there were 28% more new listings and the DOM shortened to 24 days (August's was 28).
- The average sale price is down a modest 3% from August however, looking below, the average sale price in Oakville continues to climb over the years.
- There is a slight increase of 4% in the number of active listing in September. All in all, it would seem that Oakville is seeing the usual more active fall real estate market and is still experiencing a balanced market, good for both sellers and buyers.
- There has been a slight increase of the average sale price to list price. September's average SL/LP was 96%. Sellers should be pleased with this number, it means they are receiving close to asking price for their homes.
- Condo Apartments continue to have the highest Months of Inventory at 3.4 months and Semi-Detached have the lowest at 0.5.
- The large gap between Condo Townhouses and Freehold Townhouses Months of Inventory is closing, however, Condos are still selling slower and for less money than Freehold Townhouses.
- September's Average Sale Price remained on par with September 2021 at $1.5 million but was down from August's $1.6 million. Oakville's average sale prices continue to trend upward over the years.
- Both the number of new listings and active listings are higher than August and higher than 2021, giving buyers more choices and time to buy. Good news for sellers is found in the reduced Days on Market and increase in Average Sale Price to List Price. In summary, the balanced market remains.
