PRICING EXPECTATIONS: Exercise Caution - Don't Get In Over Your Head in a Bidding War!

There are times in the real estate market when we see bidding wars - whether a home becomes available in a sought after area (eg. cottage country, great school area), demand for homes is significantly greater than the number of homes currently for sale, or an event like a global pandemic causes a home buying frenzy. While this seems fantastic for the seller especially if downsizing or moving into a less pricey market, first time home buyers or those moving up need to exercise some caution. Will you pass the stress test? How much will the bank actually give you? Offering too much could come back to bite you in the butt!
